Behind the scenes of a new listing part II

The warming weather has us busier than ever preparing our listings for sale! Before we reveal the after photos from our first listing (the new paint came out fantastic!) we wanted to detail a another home we are busy preparing for its big day.  This one is a bit more complicated, but reveals the great length we go to ensure our clients get all the details taken care of before their home is ready for its day on stage.  After meeting with the seller's we agreed that there were a few must do items. First, the existing countertops in the kitchen and bathroom were showing signs of wear. These countertops are granite tile, so thankfully our master tiler Matt will pop in this week to easily take care of the pieces that have come unglued, and will make sure the grout lines are all looking perfect. Paint was another must do item, and so our painter/handyman will jump on this in the next week or so, painting the entire basement and touching up the main floor and the kitchen cabinets. He will also go over the kitchen cabinets to make sure all the doors and drawers shut properly and smoothly. Carpet in the basement was also a must do item. Brad our carpet guy was there yesterday measuring and will be in the next week to replace all the carpet in the basement. The big item for the seller's was the main floor hardwood floors. In the main areas of the home they have the typical Sugarhouse 2 1/2" oak flooring, which has been re-sanded numerous times. In the kitchen, which was more recently remodeled, the same type of flooring was used, but was installed over the existing flooring and stained a different color. With the different levels of flooring we have the some options to choose from. Do we do new hardwood flooring over top of the existing, or do we try and refinish the existing hardwoods? More to come on that decision soon, but in the meantime we leave you with some before photos of the home...
